Del Mar Home Prices Remain Stable

THIS WEEK
The median list price in Del Mar, CA 92014 is $2,552,500.

The Market Action Index (MAI) has been trending down lately while inventory is climbing a little. These trends imply a weakening market.

SUPPLY AND DEMAND
The MAI has been trending lower for several weeks while prices have remained relatively stable. If Del Mar inventory continues to grow relative to demand however, it is likely we will see downward pressure on pricing.

PRICE
Del Mar real estate prices seem to have settled around a plateau. Look for a persistent down-shift in the MAI before we see prices move from these levels.



MAI (Market Action Index)

The Market Action Index answers the question “how’s the market?” by measuring the current rate of Del Mar home sales versus the amount of inventory. Index above 30 implies seller market conditions. Below 30, conditions favor the buyer.
